Decks and porches

• Cleaned with the right pressure for the wood — enough to lift gray and mildew, not enough to raise the grain into fuzz.
• Brightened to bring the color back and neutralize the cleaner.
• Sanded where boards are rough, splintered or previously over-blasted.
• Dried properly. Stain over damp wood is the single most common reason a deck peels a year later.
• Stained or sealed — semi-transparent to keep the grain, solid for a painted look on older boards, clear where the wood is new and you want to keep it that way.
• Rails, spindles, stringers, lattice and the underside of the deck where it is reachable.

Fences, siding and hard surfaces

• Fence cleaning, staining and painting, board or picket
• House soft-washing to take down mildew and pollen film
• Concrete, walkway, patio and retaining wall washing
• Gutter cleaning and downspout flushing

Timing

Deck work needs a settled few days: dry wood, no storm in the window, and a humidity level that will actually let the boards give up their water. That last part is the one people underestimate here — a deck can look bone dry on the surface and still be wet enough underneath to reject stain. Spring and early autumn are ideal, mid-summer works if we start early. We would rather move you a few days than seal water into a deck.
